Last week, Councilman Alex Stone issued a notice informing residents of Settles Bridge Subdivision of a proposed new subdivision being planned next to our subdivision. There are 2 different issues that affect homeowners in Settles Bridge and could radically change our subdivision !!

  1. The land tract being planned for the new subdivision is currently zoned R-140. The developer is requesting higher density housing to R-100. With smaller homes on smaller lots we quickly understand what this will mean in the way of additional crowding in our local schools, additional traffic on Suwanee Dam Road, and decreased home values within Settles Bridge Subdivision. We can’t stop development but we can work to influence it.
  2. The more important issue pertains to the current Suwanee Development Regulations, which require that Settles Point Road (where it currently dead-ends) must be extended into any new subdivision being developed at the end of Settles Point Road.

If Settles Point Road is allowed to be extended into this new 100 home subdivision it will provide an alternate street for residents of this new subdivision to travel through Settles Bridge to gain access to Suwanee Dam Road !!

We already have problems with excessive speeding and driving visibility problems because of tricky curves on our street, not to mention the increased potential danger to our children, pets, walkers, and joggers. And, how many of you are ready to sit in a traffic line at our front entrance each morning when you leave for work ??

Your SBHA Board of Directors are moving quickly to try to block or modify these plans, BUT WE NEED YOUR HELP AND WE NEED IT QUICKLY !!

WE ONLY HAVE ONE WEEK TO PREPARE FOR THE NOVEMBER 3RD MEETING.

Early next week the SBHA Board will meet to plan the strategy in combating this threat to our subdivision. Our initial preparation plans include circulating and gathering your signatures on 2 individual petitions that we will present to the Planning and Zoning Board. We will start to gather signatures this weekend and we need 100% of the residents of Settles Bridge to sign these petitions.

If you can volunteer to help gather signatures by going door to door or would be willing to work on a "Quick Response" committee please call one of the SBHA officers listed at the end of this letter. They will be prepared with the proper materials to assist you.

If you have had successful experience with similar situations to these, have any quotable statistics that would help present our case, or know of anything that might be useful in our defense please call one of the SBHA officers immediately.

After the Board meets next week we will inform you as to the plans but we would ask that you please do the following immediately:

  1. Be sure to sign both of the petitions being prepared before Oct 30th.
  2. Reserve the dates of Nov. 3rd and Nov. 17th so you can attend the meetings of the Planning & Zoning Board and the Suwanee City Council Meeting.
  3. Make a list of reasons why you oppose the extension of Settles Point Road. They must relate to safety, security, or home value reasons and not be emotional in nature such as " I will have to wait in line to get out of my subdivision in the mornings!"
  4. Make a list of reasons why you oppose the re-zoning from R-140 to R-100. Again, think about home values, quality of life in Suwanee, overcrowding of schools, a compromise to the community image that the Planning & Zoning Board is trying to preserve, etc.
  5. List you thoughts and reasons from # 4 & #5 above on paper and get them to one of your officers before Monday evening, Oct. 26th.
