Nov. 3rd Zoning Meeting Update

Last Tuesday evening about 25 Settles Bridge residents and officers attended the Suwanee Zoning and Planning Commission meeting at City Hall to voice opposition to the planned change in zoning from R-140 to R-100 for the proposed new subdivision. The topic of Settles Point Road being extended into this new subdivision was also discussed. A few of the SB officers were able to meet with the developer (Mike Embree) prior to the meeting to gain more details about the new development. A couple of interesting things were discovered during our discussion with the developer:

  1. Mike shares our view about the situation with extending Settles Point Road and does not want the city to force him to do this. He has already sent a letter to the City Planner asking that he not be forced to extend the road.
  2. Mike indicated that there would be a need to run a sewer line from the new development. This line, as currently proposed, would need to be run through the flood plain area north of the creek that runs behind Surveyor’s Point Rd. This could affect the properties of a few of Settles Bridge residents in that area.

During the zoning meeting the Commission listened to comments from the developer in which he stated that there is no "mass grading" planned for the property, there would be no direct driveway access to Suwanee Dam Rd. by any of the homes, and the planned homes would be priced starting in the $250,000 range.

The Commission then listened to our concerns regarding the re-zoning and the street extension. Roger Kennedy presented the signed petition asking for rejection of the re-zoning request and voiced our concerns about the over crowded schools, roads, etc.

Ron Rogers addressed the Commission about the Settles Point Rd. extension issue. Ron and the audience were told that even though the developer has sent a written notice to the City Planner asking that he not be required to extend the street he must the one to complete a formal application asking for the waiver. The developer has verbally agreed to do this. It was decided not to present our signed petition about the road extension at this time. We may need this later if we do not get satisfactory resolution to this issue.

During final Commission discussion the commission went on to point out that Bays Water Commons subdivision is already zoned R-75 and Settles Bridge subdivision is already zoned R-100. The Commission then voted to approve the re-zoning request to R-100 BUT, with the condition that there remains a 25 foot "no disturbance" buffer to the land along the entire creek area that abuts the development. This issue now goes before the next City Council meeting which is scheduled for November 17th.

After the meeting adjourned several members of SB then met with the developer to ask a number of questions. Another group of SB residents and SB officers met informally with members of the Commission and the City Planner to discuss our options. We were advised to meet privately with the developer try to reach agreement on additional "no disturbance" buffers and to gain more detail about the sewer line plans. At this meeting we also hope to finalize the issue concerning him filling for the street extension waiver.

Roger is currently trying to schedule a meeting with the developer sometime during the week of the 9th. We will mainly notify homeowners in the Surveyor’s Pt. area and a few other homeowners affected by the sewer line as to the scheduled time and location of this meeting.
