Christmas Edition - 1998

Christmas Caroling Party

The annual neighborhood walk to sing Christmas Carols will be this Friday, Dec. 18th. If you would like to join the fun, then meet at Dayle & Paul Thompson’s home (410 Surveyor's Point) at 7:30pm for some refreshments and social time to warm up our voices. We plan to leave their home at 8:00 PM to go caroling around the neighborhood. If you are going to be home on the 18th please come enjoy the social time, get into the holiday spirit, and give pleasure to your neighbors!

Christmas Eve Luminary

The annual Christmas luminary is the holiday season opportunity to show off our neighborhood’s beautiful homes in full Christmas dress enhanced by the curbside candles. We would like everyone in the subdivision to participate in the luminary display on Christmas Eve by lighting his or her candles at 7:00 PM on Christmas Eve.

This year the SBHA is going to distribute free luminary kits to all paid up supporters of SBHA. Each household that has paid their monetary support donation to SBHA during 1998 will have a luminary kit delivered to your house prior to Christmas Eve. This kit includes 10 white bags and 10 small candles. You need supply the sand or kitty litter to put in the bottom of the bags to hold the candles. Tip: The bags are more stable in the wind if you fold the top edge down about 1-inch.

Luminary kits can be purchased by anyone else for $2.50 each by calling Dayle @ 932-1552 or Ron @ 932-8276 before Dec. 23rd.

Santa’s Visit Cancelled

We regret that we must inform all the young children of our subdivision that Santa Claus will not be making his annual special Settles Bridge "before-Christmas" visit to our subdivision this year.

The annual Christmas party for the young children of Settles Bridge has always been sponsored and paid for by SBHA, but unfortunately this year we had no volunteers to plan the party and invite Santa.

Hopefully, we won’t have to tell the Easter Bunny the same thing!

Neighborhood Telephone Listing

(Distributed)

The final 1998 Settles Bridge family telephone directory was distributed a few weeks ago. If you see that information listed for your household needs modified, or if you did not get a copy of the directory please contact Ron Rogers at 932-8276.

The next listing will be distributed sometime during the spring of 1999.

Re-zoning Issue Update

Roger Kennedy gives us a pleasant update on the re-zoning situation that occupied quite a bit of time for the SBHA officers and volunteers during October and November.

Read about the current situation on the backside of this flyer.

Update on the Re-Zoning Issue

From Roger Kennedy

President, SBHA, Inc.

A Success Story!

Some homeowners in Settles Bridge have always questioned "why do we need a homeowners association and why should I pay to support such as organization?" Well, it should be pretty apparent now! Especially now with the way that Suwanee and the county is exploding with growth, re-zoning, new ordinances, etc. Our subdivision will be under constant threat.

During the months of October and November the SBHA Board members and volunteer residents spent many hours of time investigating, researching, meeting, strategizing, and organizing our defense of the proposed re-zoning and continuation of Settles Bridge Road. Local neighborhood meetings, appearances before the Planning and Zoning Board, the Suwanee City Council, and private negotiation meetings with the land developer consumed many hours of time by people dedicated to protecting your property values here in Settles Bridge!

Going into our first appearance before the Planning and Zoning Board we knew we probably would not be able to block the re-zoning to R-100. But, we set achievement goals focused on the expansion of Settles Point Road into the new proposed subdivision and for the adoption of certain conditions issued by the Planning and Zoning Board for the re-zoning.

What we have achieved could be considered "landmark" by some observers, considering that the developer really had no incentive or reason to negotiate with our organization. Here is the current result of our work and what the Suwanee City Council adopted:

In addition, the developer is proposing and investigating a possible 8" sewer line that would need to run across the flood plain area of Settles Bridge subdivision on the North side of the creek and will cross Settles Point Rd. to connect to the existing sewer line. An initial survey must be completed first to develop a proposed route for this line. The developer has pledged to work with SBHA, Inc. to minimize the impact of installing this line.

The next move on this will be for the developer to re-survey the proposed plat area and the proposed sewer line run route. The key here is that he is now working under a defined set of conditions that SBHA, Inc. was instrumental in getting established. Now we need to monitor this.

You can certainly thank the SBHA Board of Directors along with Councilman Alex Stone, and Kathie Curtin for their time in getting us this far. When you are asked to financially support the SBHA in 1999 remember what the SBHA is doing for you and be sure to give your fair share!
