Newsletter of the Settles Bridge Homeowner’s Association, Inc.
Post Office Box 837 Suwanee, GA 30024

You may have noticed the rezoning notice along Suwanee Dam Road, between Settles Bridge Road and Peachtree Industrial. It is to alert people of the next Planning and Zoning Commission meeting, which will be held on September 5th, at 6:30 at City Hall. At that meeting P&Z will start discussion about a Planned Mix Use Development (PMUD) that has been proposed for the land bordered by Settles Bridge road, Suwanee Dam Road and PIB. The Barony Homeowners Association is already on top of this, and I want to share some of the information that I learned from them the other night at the most recent City Council Meeting about this PMUD, called Suwanee Junction.
Of the total 114 acres, they plan to use about 25 acres for green space, roads, and public areas, leaving only 89 acres for building. On this 89 acres, the developer (the Cannon Company) wants to put a total of 665 dwellings, made up of apartments, town homes, cluster homes and single family homes (this is about 7 1/2 dwellings per acre). They are asking for about 1/2 of the dwellings to be apartments. There will be 4 entrances to the property, with 3 of them on Suwanee Dam Road and one on Settles Bridge Road.
Reading these facts, I am sure that you have some of the same concerns as the Barony Subdivision, not the least of these is the amount of traffic generated on Suwanee Dam Road by 665 new families (almost 10 times the number of families in our subdivision). If you just assume 1.5 cars per family, that comes out to about 1,000 more cars leaving for work in the morning, and 1,000 coming back at night.
This PMUD is in the very early stages, and your input at this point may prove to be critical. While I will be glad to discuss this with you personally, you will probably learn a great deal (and may have a chance to express you opinions) if you attend the next P&Z meeting. If you are planning on going, try to arrive a little early (at least by 6:15) so that we can get somewhat organized.
I will have updates as new information becomes available.

While we try to keep up with people when they move into the neighborhood, it is very hard. Last month we found out about a family that had just moved in, and, at our request, they agreed to submit a little about themselves for us to put into the newsletter. If you have moved in within the past 6 months or so, and are brave enough to have information about yourself given to all the residents in the subdivision, please get in touch with me us and we will introduce you to the neighborhood!
We relocated to Suwanee from Toronto, Canada. My husband Joel works for Wonderware Corporation in Duluth. We lived in Canada for a year on a company relocation and are looking forward to settling into Suwanee and NOT moving again. We are both Northeastern US raised (husband New York and myself Connecticut). We have a son, Colby who is six who will be attending Riverside Elementary (1st grade).
Great website by the way!
A lot of good conversations were overheard at the recent SBHA picnic. There appears to be interest in starting some regular neighborhood entertainment in the form of card playing, billiard tournaments, golf outings, dinner groups, board games, etc. From the level of interest, it sounds like we might get some activities going this fall. If you would like to participate in something like this please contact Dave Hancock and he will get your name on the list that's being started.

As of August 1st we now have quite a sizable number of families that have made their year 2000 dues contribution to the SBHA. For those families that have not yet made their contribution, please take time out to do this as soon as possible so we can close out this activity for 2000.
We are considering a Halloween Party this year. In the past, it has consisted of a garage with some food where parents and children can congregate. Interested? Please call David Hancock, or send an e-mail to dhancock@settlesbridge.com.
Well, how about this from the perfume industry ?! Scientists are now working on the development of an integrated circuit that will actually emit pleasant smells. A woman could theoretically change her scent by just pushing a button on her watch that contains the chip. Or perhaps by changing earrings or necklaces that have been embedded with the technology. Scents could be sampled, sold, over the Internet. The scent's intensity could be adjusted at anytime, or even turned off. Expect the same type of tech development for men's cologne to quickly follow.
Another three-digit telephone number? We are all familiar with the 9-1-1 as the universal telephone number for emergency, and 4-1-1 for directory assistance. A push is now on to use a new number, 2-1-1, as a regional information source for communities. An automated phone menu system can direct callers to non-emergency local programs. The FCC is looking at making this a universal number.
What's the best way to keep your wristwatch accurate? Keep wearing it. The quartz crystal inside your digital watch relies on body warmth to keep its frequency steady
Another cellular telephone concern? With all the controversy about cell phone usage while driving there's another concern about just using a hand held cell phone at all. A neurologist in Maryland has filed an $800 million lawsuit against cellular phone maker Motorola and several other telecommunications firms alleging that using handheld cell phones caused his malignant brain tumor. He said the companies failed to inform the public that cell phones generate high levels of RF radiation that can cause cancer and other harmful health effects when held close to vital body organs (brain). There are now over 100 million cell phone users in the US.
Motorola has denied that there was a connection between cell phone usage and health problems. However, the Cellular Telecommunications Industry Assoc. recently began requiring wireless phone manufacturers to disclose radiation levels associated with the use of their products.
Webvan.com now seen in the SBHA neighborhood?? A while back in Tech Talk I wrote about a couple of on-line grocery services that you could access to order groceries and have delivered. Well, we are now seeing the Suwanee based Webvan.com trucks in our neighborhood more often. Looks like some of our residents are taking advantage of this service now. Webvan.com has its local distribution center located off of Satellite Boulevard in Suwanee. We'd like you to share your experiences, both good and bad, with this service. Just drop a line to the SBHA address or leave a note on the settlesbridge.com website.
